South Beach Psychiatric Center Pool Conversion
Bradford Construction Corporation provided construction management oversight for the complex conversion of an existing pool into a two-story administration building. The footprint of the project area was about 4,000 square feet. During the pre-construction phase Bradford reviewed the design documents for correctness and constructability, conducted a value engineering analysis and assisted with the preliminary cost estimates. Bradford's early involvement allowed us to introduce protective methods to prevent flooding, develop noise and dust control and ensure safe conditions for workers, visitors, patients and staff, all of whom occupied the building during construction.
During the construction phase, Bradford oversaw and coordinated the work of four prime contractors and their subcontractors, the erection of a new structural steel system that was retro-fitted within the building's existing shell, the installation of mini-piles, upgrades to mechanical, electrical, plumbing and sprinkler systems, installation of new impact windows and fireproof doors, and new life-safety and alarm systems.
Bradford successfully managed the project close-out phase, conducted the training of hospital personnel and obtained the certificate of occupancy. Bradford's project management staff performed and coordinated the document control activities using the DASNY/Expedition system, which enabled the client, the architect and the project manager to communicate easily and expeditiously.
Bradford was also selected to perform a $778,000 window replacement project at Building 6 of the facility.
